Perfect Transaction Listing Services:

  1. Pull any previous MLS listings on the property.
  2. Confirm listing appointment via phone. (introduce self, role, phone, and email information)
  3. Proofread MLS and/or other marketing data.
  4. Email contract copies to seller, agents, possibly lender, title company.
  5. Create a transaction in the agent’s transaction management software. (Skyslope, Dotloop)
  6. Complete MLS info and enter photos and appropriate documents to MLS.
  7. Set up showing time per instructions.
  8. Send out a welcome packet to sellers which includes:
    1. Copy of MLS.
    2. Contingency deadlines.
    3. Intro to any team members with WS and emails.
  9. Order signs for placement and removal after closing.
  10. Monitor the listing and contact agent on a regular basis.
  11. If requested, order search and hold/work with agent and seller to choose the title company.
  12. Order and coordinate any cleaning, staging, photo, or video services.
  13. If needed, help sellers get estimates for any potential repairs, etc.
  14. Coordinate delivery of any amendments or addendums.
  15. Order home warranty if/when chosen.
  16. Keep agent apprised of upcoming deadlines.
  17. Retain digital copies of all documents and records on the listing.
  18. Have seller order mortgage satisfaction letter for the title company and follow-up.
  19. Make sure, following any repairs, sellers have lien waivers.
  20. Coordinate with sellers when or when not to pay mortgages and/or utilities prior to closing.
  21. Order title.
