Perfect Transaction Sales Services/Transaction Checklist:
- Email final signed contract to client, agent, title company, lender.
- Include all docs
- Create a transaction in the agent’s transaction management software. (Skyslope, Dotloop)
- Contact listing agent (when applicable) with introduction and a contingencies deadline chart.
- Confirm title company information.
- Send out introduction/welcome letter to buyers that include:
- Transaction management introduction.
- Request for email, phone, WS, forwarding address info.
- Contingency deadlines to be met.
- Verify lender info.
- Send contingency deadlines to the lender.
- Coordinate earnest money delivery. (to whom, by when, etc.)
- If cash offer, get verification of funds.
- Check on the home warranty, if part of the AO (check with which side of the transaction on that), and order if asked.
- Coordinate inspections with agents, buyers, and sellers.
- If needed, help coordinate repair estimates.
- Order title.
- Coordinate any need for condo documents, subdivision documents, leases, etc.
- Check in with the lender for any needed info and when to expect a signed commitment letter.
- Help buyer with insurance binder needs.
- Review title commitment.
- Coordinate with all parties to pin down a closing date, time, and location.
- Help schedule the final walk-through.
- Make sellers aware to bring keys, garage door openers, etc. to closing.
- Close out file in transaction management software with final docs within 2-3 days.
- Retain digital copies of all documents and records on transaction.
