Step by Step Buyer Transaction Management Solutions.

Perfect Transaction Sales Services/Transaction Checklist:

  1. Email final signed contract to client, agent, title company, lender.
    1. Include all docs
  2.  Create a transaction in the agent’s transaction management software. (Skyslope, Dotloop)
  3. Contact listing agent (when applicable) with introduction and a contingencies deadline chart.
  4. Confirm title company information.
  5. Send out introduction/welcome letter to buyers that include:
    1. Transaction management introduction.
    2. Request for email, phone, WS, forwarding address info.
    3. Contingency deadlines to be met.
    4. Verify lender info.
  6.  Send contingency deadlines to the lender.
  7. Coordinate earnest money delivery. (to whom, by when, etc.)
  8. If cash offer, get verification of funds.
  9. Check on the home warranty, if part of the AO (check with which side of the transaction on that), and order if asked.
  10. Coordinate inspections with agents, buyers, and sellers.
  11. If needed, help coordinate repair estimates.
  12. Order title.
  13. Coordinate any need for condo documents, subdivision documents, leases, etc.
  14. Check in with the lender for any needed info and when to expect a signed commitment letter.
  15. Help buyer with insurance binder needs.
  16. Review title commitment.
  17. Coordinate with all parties to pin down a closing date, time, and location.
  18. Help schedule the final walk-through.
  19. Make sellers aware to bring keys, garage door openers, etc. to closing.
  20. Close out file in transaction management software with final docs within 2-3 days.
  21. Retain digital copies of all documents and records on transaction.
